Property Description :	ROSA PARKS VILLAS currently operates under the Section 42 Low-Income Housing Tax Credit (LIHTC) and HOME Investment Partnership (HOME) programs. ROSA PARKS VILLAS is a non-profit, 59 unit that consists of (51) fifty-one one-bedrooms and (8) eight two-bedroom size units. ROSA PARKS VILLAS accepts applications, admits residents, and employs staff without regard to race, color, sex, religion, national origin, disability, or familial status. ROSA PARKS VILLAS is a recipient of housing under one or more programs and is subject to applicable laws, regulations, and guidelines. Both HOME and LIHTC require that the rents that are charged for assisted units are affordable to income-eligible households. Each program issues its rent limits to define what is affordable. The rent limits represent the maximum rents that can be charged to income-eligible households. The cost of any resident-paid utilities must be deducted from the published rent limit to determine maximum rents that can be charged. Further federal and state regulations require that to live at ROSA PARKS VILLAS, applicants must be: • All occupants must be 62 years of age or older (i.e., head, co-head, or spouse), including live-in aides. • The household’s annual income may not exceed the applicable income limits published by the California Tax Credit Allocation Committee or HOME Investment Partnership Program. • The unit must be the household’s only residence. • Applicant must be able to meet the owner/management Resident Selection Plan. • Applicants must disclose the Social Security Number for themselves and all household members. • All adult members must sign consent forms and, as necessary verification documents so that management can verify sources of income and eligibility.
